WHEREAS, on the February 5, 2007, Dixie R Johnson, executed a Deed of Trust to Kimberly A Mackey, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for E-Loan, Inc., its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Webster County, Mississippi, in Deed of Trust March 1, 2007, in Book No. 229, at Page 34 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to Ajax Mortgage Loan Trust 2019-E, Mortgage-Backed Securities, Series 2019-E, by U.S. Bank National Association, as Indenture Trustee by assignment on file and of record in the office of the Chancery Clerk of Webster County, Mississippi, in March 11, 2020, in Book No. 2020, at Page 130 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in March 8, 2023, in Book No. 2023, at Page 112 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Wilson & Associates, PLLC f/k/a Adams & Edens, P.A., Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the north door of the Chancery clerks office at the temporary courthouse in Eupora, MS, on April 28, 2023, the following described land and property being the same land and property described in said Deed of Trust, situated in Webster County, State of Mississippi, to-wit:
A parcel of land loctaed in the S 1/2 of the SE 1/4 of the SE 1/4 of Section 32, Township 20 North, Range 10 East, described as follows: Beginning at a stake on the South boundary of a new street, which point is located 171 feet South and 658.2 feet West of the NE corner of the said S 1/2 of the SE 1/4 of the SE 1/4 a a Point of Beginning and running around said Lot as follows: Thence South 150 feet to a stake; thence West 100 feet to a stake thence North 150 feet to a stake on the South boundary of the said new street; thence East along the South boundary of said new street 100 feet to the Point of Beginning. Being the same property as: Lot No. 11 of the Pleasant Acres Subdivision of the City of Eupora, Webster County, Mississippi, according to a Map thereof as surveyed and made by W. H. Hull, Jr., same being recorded in Map or Plat Book 2, at Page 26, in the Office of the Chancery Clerk of Webster County, Mississippi.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.

WHEREAS, on the 22nd day of August, 2003, Willie Moore, a single man and Ulie Moore, a single woman, executed and delivered a certain Deed of Trust unto Collins Law Office, Trustee for New Century Mortgage Corporation, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Webster County, Mississippi in Book 208 at Page 76; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Deutsche Bank National Trust Company as Trustee for the New Century Home Equity Loan Trust, Series 2003-B, Asset Backed Pass-Through Certificates, Series 2003-B by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 257 at Page 27; and
