WHEREAS, on March 5, 2008, Willie Moore and Donnie C. Moore, husband and wife executed a certain deed of trust to Morris & McCalla, Trustee for the benefit of JPMorgan Chase Bank, N.A which deed of trust is of record in the office of the Chancery Clerk of Winston County, State of Mississippi in Book 625 at Page 278; and
WHEREAS, MidFirst Bank has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated November 28, 2018 and recorded in the aforesaid Chancery Clerk’s Office in Book 4 at Page 518; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, MidFirst Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on August 7, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Winston County, located at 115 West Main Street, Louisville, MS 39339, to the highest and best bidder for cash or certified funds the following described property situated in Winston County, State of Mississippi, to-wit:

Commencing at the southeast corner of the NE 1/4 of the SE 1/4 of Section 36, Township 13 North, Range 11 East, thence run North a distance of 411.4 feet; thence run West for a distance of 511.8 feet to the point of beginning of the parcel herein described; thence run North 42 deg 00 min West for a distance of 226.0 feet; thence run North for a distance of 220.8 feet, thence run South 42 deg 00 min East for a distance of 364.00 feet, thence run South 38 deg 00 min West for a distance of 150.0 feet to the point of beginning containing 1.0 acre, and being situated in the E 1/2 of the NE 1/2 of the SE 1/4 of Section 36, Township 13 North, Range 11 East, Winston County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

OF INVITATION FOR BIDS
FOR AGRICULTURAL LEASE
Notice is hereby given by the Board of Trustees of the Louisville Municipal School District that sealed bids will be received by said Board until 10:00 A.M. on the 13th day of August 2019, in the Office of the Superintendent of the Louisville Municipal School District at 891 South Columbus Avenue, Louisville, Mississippi, for an agricultural lease on the following described Sixteenth Section Public School Trust lands situated in Winston County, Mississippi, to-wit:
18.5 acres of pasture land in the Southwest corner of Section 16, Township 15 North, Range 13 East in Winston County, Mississippi.
The lease shall be for a term not to exceed ten (10) years. The form of the lease has been
prescribed by the Board of Trustees and is now on file in the Office of the Superintendent and interested parties may inspect the same during regular office hours.
Bid proposal forms may be obtained from the Office of the Superintendent. Bids shall be submitted for the entire parcel. The minimum bid is $13 per acre. Only the annual rental shall be subject to bid. Bids shall be submitted in sealed envelopes, addressed to the Board of Trustees of the Louisville Municipal School District, and plainly marked on the outside of the envelope “BID FOR AGRICULTURAL LEASE”.
The sealed bids submitted will be opened and presented by the superintendent pursuant to this public notice to the Board of Trustees at its regular meeting on Tuesday, August 13, 2019 at 5:30 P.M.
Pursuant to Section 29-3-81 of the Mississippi Code Annotated (1972) as amended the Board of Trustees of the Louisville Municipal School District may accept the highest and best bid or reject all bids and hold an auction among those who submitted bids in response to the advertisement. Bidders are encouraged to attend the bid opening.

NOTICE TO BIDDERS
The City of Louisville will receive bids at City Hall, 200 South Church Avenue, P.O. Box 510, Louisville, MS 39339 until 2:00 pm on Friday, August 30, 2019 for the Downtown Pedestrian and Landscape Improvements package of the Capital Improvement projects. Said bids will be opened shortly thereafter.

BID GUARANTEE: Proposals shall be submitted with Proposal Security in the form of Certified Check or acceptable Bid Bond in an amount equal to at least five percent (5%) of the base bid; such security is to be forfeited as liquidated damages, not penalty, by any bidder who fails to carry out the terms of the proposal. The Bid Bond, if used, shall be payable to the Owner. Bonds on the project must be received on or before the period scheduled for the project and no bid may be withdrawn after the scheduled closing time for the project. Bids must be firm for a period of sixty (60) days after the scheduled time of opening.
PERFORMANCE-PAYMENT BOND: A 100% Performance-Payment Bond issued by a surety company authorized to do business in the State of Mississippi will be required within ten (10) days after the successful bidder has been notified of the award of the contract to him.
CERTIFICATE OF RESPONSIBILITY: All bids submitted by a prime or subcontractor for public works or public projects where said bid is in excess of fifty thousand dollars ($50,000) to perform contracts enumerated in Section 31-3-21, Mississippi Code of 1972, shall contain on the outside or exterior of the envelope or container of such bid the contractor’s current certificate number. No bid shall be opened or considered unless such contractor’s current certificate number appears on the outside or exterior of said envelope or container or unless there appears a statement on the outside or exterior of such envelope or container to the effect that the bid enclosed therewith does not exceed fifty thousand dollars ($50,000).
The Owner reserves the right to reject any or all bids and to waive irregularities.
