SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on the December 16, 2016, Eric D Sullivan and Marinda Sullivan, executed a Deed of Trust to Scott R. Hendrix, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Renasant Bank, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Winston County, Mississippi, in Deed of Trust December 19, 2016, in Book No. 714, at Page 191 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to Renasant Bank by assignment on file and of record in the office of the Chancery Clerk of Winston County, Mississippi, on December 2, 2019 in Book No. 741 at Page 679 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk on January 28, 2020, in Book No. 4, at Page 650 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Wilson & Associates, PLLC f/k/a Adams & Edens, P.A., Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) at the north door of the Courthouse, on March 11, 2020, the following described land and property being the same land and property described in said Deed of Trust, situated in Winston County, State of Mississippi, to-wit:
Commence at the Northwest corner of Section 24, Township 15 North, Range 12 East, and run South 2015.9 feet; thence East 50.8 feet to a point where the South right of way line of Brooksville Road intersects the East right of way line of McCullough Road, said point being the POINT OF BEGINNING for the parcel herein described; from said POINT OF BEGINNING run thence North 84 degrees 05 minutes East along the aforementioned South right of way of Brooksville Road, 210.0 feet; thence South 03 degrees 58 minutes East 343 feet; thence South 72 degrees 24 minutes 53 seconds West 216.0 feet to a point on the aforementioned East right of way line of McCullough Road; thence North 03 degrees 58 minutes West along said right of way line of McCullough Road 362 feet to the POINT OF BEGINNING. Describing 1.647 acres, more or less, in Lot 2 of Section 24, Township 15 North, Range 12 East, Winston County, Mississippi.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
