WHEREAS, on May 11, 2017, Toby Jones, Shirley Anne Jones, husband and wife, tenants by the entirety with rights of survivorship executed a certain deed of trust to Netco, Inc., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as nominee for Village Capital & Investment, LLC, it's successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Choctaw County, State of Mississippi in Book 212 at Page 522; and
WHEREAS, Village Capital & Investment, LLC has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated May 1, 2019 and recorded in the aforesaid Chancery Clerk's Office in Book 224 at Page 125; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Village Capital & Investment, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on July 3, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Choctaw County, located at 22 Quinn Street, Ackerman, MS 39735, to the highest and best bidder for cash or certified funds the following described property situated in Choctaw County, State of Mississippi, to-wit:
One acre located East of the Reed Public Road partly in the SW 1/4 of the NW 1/4 and partly in the NW 1/4 of the SW 1/4 of Section 25 Township 19 North, Range 11 East, Choctaw County, Mississippi, described as follows: Beginning at the intersection of the East boundary of the Reed Public Road and the South line of the said SW 1/4 of NW 1/4 of said Section 24 as a Point of Beginning and running thence North 23 degrees 30 minutes West along the East boundary line of said road 138 feet to a stake on the East boundary of said Road; thence East 218 feet to a stake; thence South 23 degrees 30 minutes East parallel with said Reed Road 209 feet to a stake; thence West 218 feet to a stake on the East boundary of the Reed Public Road; thence North 23 degrees 30 minutes West along the East boundary of said Reed Public Road 71 feet to the Point of Beginning containing one acre, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

WHEREAS, on August 17, 2018, Kevin Holland and Kimberly Holland executed a Deed of Trust to Kevin Null, Trustee, for the benefit of Wilbur Maness, which said Deed of Trust is filed for record in Land Mortgage Book 217 at page 601, in the Office of the Chancery Clerk of Choctaw County, Mississippi; and
WHEREAS, Wilbur Maness, the legal holder of the aforesaid Deed of Trust and the note secured thereby, substituted Hugh Hathorn as Trustee in the aforesaid Deed of Trust, as authorized by the terms thereof, by Substitution of Trustee recorded in the office of the Chancery Clerk of Choctaw County, Mississippi, in Land Deed Book 224 at Page 128; and
