TRACT 1: The Southeast Quarter (SE 1/4) of the Southeast Quarter (SE 1/4) of Section 22, Township 17 North, Range 9 East, Choctaw County, Mississippi, containing forty (40) acres, more or less. TRACT 2: The Northeast Quarter (NE 1/4) of the Northeast Quarter (NE 1/4) of Section 27, Township 17 North, Range 9 East, Choctaw County, Mississippi, and containing forty (40) acres, more or less.
TRACT 3: The West Half (W 1/2) of the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) and the entire South 26.5 acres of the Southeast Quarter (SE 1/4) of the Northwest Quarter (NW 1/4), all in Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, LESS AND EXCEPT three (3) parcels of land described herein below: Exception No. 1: Commencing at the Northwest corner of the Northeast Quarter (NE 1/4) of the Southwest Quarter (NW 1/4) of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, go thence South 202 feet to a point on the South line of County Road, which is the Northwest corner and the point of beginning of this description; thence run South 208.7 feet; thence East 208.7 feet; thence North 208.7 feet to the South line of road; thence West 208.7 feet along road to the point of beginning, all being a part of the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, and containing one (1) acre, more or less, together with all buildings and improvements situated thereon.
Exception No. 2: Commencing at the Northwest Corner of the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) of Section 26, Township 17 North, Range 9 East, run thence South 32 degrees East 175.6 feet to the Northerly right of way of a public gravel road; thence run North 83 degrees East 84 feet along the Northerly right of way of said road to the Point of Beginning of the lot and parcel of land herein described and conveyed. From this point of beginning run North 300 feet, thence run East 296 feet, thence run South 297.5 feet to the Northerly right of way of the public gravel road, thence run North 84 degrees 15 minutes West 71.5 feet along the Northerly right of way of said gravel road, thence run West 150 feet along the Northerly right of way of said gravel road; thence run South 83 degrees West for 75 feet along the Northerly right of way of said gravel road to the POINT OF BEGINNING. This parcel or lot of land is located in the Southeast Quarter (SE 1/4) of the Northwest Quarter (NW 1/4) and the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, and contains a total of 2,0 acres, more or less.
Exception No. 3: Beginning at the Northwest corner of the Northeast Quarter (NE1/4) of the Southwest Quarter (SW 1/4) of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, which said Corner is marked by an iron stake, and which corner is the POINT OF BEGINNING of the description of this parcel of land herein conveyed; go thence North along the Western boundary of said Section 26, which is marked by a painted line, for a distance of 1.63 chains to a stake on said Western line, and there CORNER; thence go North 85 degrees East for a distance of 2.62 chains to a stake on the Western boundary of the Mary Ann Lampkin Lot, and there CORNER; thence go South along this same said Western boundary of said Mary Ann Lampkin Lot for a distance of 4.00 chains to a stake on the Northern boundary of the Public Gravel Road, which there runs generally Easterly and Westerly, and there CORNER; thence go South 85 degrees West along this said Northern boundary of said Public Gravel Road for a distance of 2.62 chains to a stake located at the intersection of the said Northern boundary of said Public Gravel Road and the said Western boundary of Section 26, and there CORNER; thence return North for a distance of 2.37 chains to the POINT OF BEGINNING of the description of this parcel of land herein conveyed, which said parcel of land contains one acre, more or less, and is located West of the Mary Ann Lampkin Lot partly in the Northeast Quarter (NE 1/4) of the Southwest Quarter (SW 1/4) and partly in the Southeast Quarter (SE 1/4) of the Northwest Quarter (NW 1/4) of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, together with all buildings and improvements which are located on it.
You have been made a Defendant in the suit filed in this Court by WILLIE FRED FAIR and MICHAEL K. EDWARDS, Plaintiff, seeking a Complaint to Reform Deed. Defendants other than you in this action are LA’MAYA FAIR and LA’MIA FAIR by and through their mother QUINELDA CLIFTON, TACOREY ROBINSON by and through his mother KIMBERLY ROBINSON;
THE COMPLAINT WHICH IS ATTACHED TO THIS SUMMONS IS IMPORTANT AND YOU MUST TAKE IMMEDIATE ACTION TO PROTECT YOUR RIGHTS.
You are summoned to appear and defend against said Complaint to Reform Deed, at 9:00 a.m. on the 5th day of June, 2019, in the courtroom of the Winston County Chancery Courthouse at Louisville, Mississippi, 39339. In case of your failure to appear and defend, a judgment will be entered against you for the money or other things demanded in the Complaint.
