SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on October 12, 2012, George L. Douglas and Linda M. Douglas, as joint tenants with full rights of survivorship and not as tenants in common executed a certain deed of trust to FNC Title Services, LLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary as nominee for American Advisors Group, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Winston County, State of Mississippi in Book 666 at Page 40; and
WHEREAS, Finance of America Reverse LLC has heretofore substituted LLG MS LLC as Trustee by instrument dated October 28, 2021 and recorded in the aforesaid Chancery Clerk's Office in Book 5 at Page 29; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Finance of America Reverse LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on March 2, 2022 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Winston County, located at 115 West Main Street, Louisville, MS 39339, to the highest and best bidder for cash or certified funds the following described property situated in Winston County, State of Mississippi, to-wit:

Beginning at a point on the North and East boundary of Highway #14 where it intersects a line running diagonally from the SW Corner of the NE 1/4 of SW 1/4, Section 30, Township 15 North, Range 13 East to the NE Corner of said forty acres and run thence NE along said diagonal for a distance of 275 feet, run thence Southeasterly parallel to Highway R.O.W. for a distance of 88 feet, run thence Southwesterly parallel to above mentioned diagonal for a distance of 275 feet to the Highway R.O.W., run thence Northwesterly along the Highway 88 feet to the point of beginning, being a part of the NE 1/4 of SW 1/4, Section 30, Township 15 North, Range 13 East.
BEING the same property conveyed to George L. Douglass and Linda M. Douglass by Deed from Kenneth H. Lowrey and Clytee E. Lowrey dated January 29, 2001 and recorded January 29, 2001 at Book 266, Page 161.
