NOTICE OF SHERIFF’S SALE OF REALTY UNDER EXECUTION
WHEREAS on or about the 23rd day of January, 2015, a judgment in the amount of $102,951.80, plus post judgment interest at 7.58% from April 6, 2015, was entered against Cedell Murff and the Cedell Murff Revocable Trust in favor of PNC Bank, NA, said Judgment later assigned to SMS Financial P, LLC, in that certain case presently filed in the Circuit Court of Wayne County, Michigan, and being more particularly styled, PNC Bank, NA (SMS Financial P, LLC, Assignee) v. Cedell Murff and the Cedell Murff Revocable Living Trust, having cause number 14-007888-CK on the docket of said Court; and enrolled on the Judgment Roll of the Circuit Court of Winston County, Mississippi on the 27th day of September, 2018, more particularly styled, PNC Bank, NA v. Cedell Murff and Cedell Murff Revocable Living Trust, having the cause number 2018-157-CVL; and said Judgment remains due and unpaid, said Judgment being assigned to SMS Financial P, LLC; and
WHEREAS said judgment is now final and non-appealable;
WHEREAS after statutory interest and taxable costs, the present outstanding balance on said judgment as of October 25, 2021 is $154,135.82;
WHEREAS the Judgment Debtor, Cedell Murff and the Cedell Murff Revocable Trust, is the owner of certain real property located in Winston County, Mississippi, more particularly described herein below;
WHEREAS a writ of execution has issued from the Circuit Court Clerk of Winston County, Mississippi, directing the Sheriff of Winston County to levy upon, seize and execute upon said real property and to sell same all in accordance with the provisions of Mississippi Code Annotated Section 13-3-123, 13-3-161, 13-3-163, 13-3-169, 13-3-187 and 11-7-7 (1972), and to sell same in accordance with the provisions of Mississippi Code Annotated Section 13-3-163 (1972);
WHEREAS the Sheriff of Winston County, Mississippi, (acting through one or more duly authorized deputies), did levy upon said realty by service of the writ and going to the land of the defendant, and there declared that he attached the same at the suit of the plaintiff, and attaching and levying upon the same by returning that he has attached and levied upon the land, and filing said return in the afore referenced court records; and
WHEREAS in accordance with the provisions of Mississippi Code Annotated Section 13-3-165, the Plaintiff is effectuating the advertising this sale by posting this Notice of Sheriff Sale on September 21, 2021, upon the bulletin board of the Winston County Courthouse, being the county and judicial district in which the property is located, and then by advertising said Notice of Sale once each week, for four successive weeks, said publications being published in The Winston County Journal newspaper, a newspaper of general circulation in Winston County, Mississippi on the following days:

NOW THEREFORE the Sheriff of Winston County, Mississippi (acting through one or more duly authorized deputies), will on October 25, 2021, between the hours of 11:00 a.m. and 4:00 p.m., being during lawful hours for an execution sale, in accordance with Mississippi Code Annotated Sections 13-3-163, 13-3-169 , and 13-3-171 (1972), at the main front door of the Winston County Courthouse, Winston County, Mississippi, (located in Louisville, Mississippi) to the highest bidder for cash that certain real property more particularly described as follows, to-wit:
