NOTICE OF SUBSTITUTE TRUSTEE’S SALE

COUNTY OF WINSTON
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 10, 2010, executed by BILLY E PACE, DEBRA D PACE, conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC AS NOMINEE FOR REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Winston County, Mississippi filed and recorded March 16, 2010, in Deed Book 642, Page 739 ; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on December 1, 2021 within the lawful hours of sale between 11:00AM and 4:00PM at the north door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Winston County, Mississippi, to wit:
TRACT I: BEGIN AT THE SW CORNER OF THE SW 1/4 OF THE NE 1/4 OF SECTION 11, TOWNSHIP 14 NORTH, RANGE 13 EAST, AND RUN NORTH 466 FEET; RUN THENCE EAST 466 FEET; RUN THENCE SOUTH 466 FEET; RUN THENCE WEST 466 FEET TO THE POINT OF BEGINNING, DESCRIBING 5 ACRES, MORE OR LESS IN THE SW CORNER OF THE SW 1/4 OF NE 1/4 OF SECTION 11, TOWNSHIP 14 NORTH, RANGE 13 EAST.
TRACT II: A PERPETUAL EASEMENT WITH FULL RIGHT OF INGRESS AND EGRESS TO ENTER UPON AND MAINTAIN SAME FOR A DRIVEWAY, THIRTY (30) FEET TO WIDTH INCLUDING THE ENTIRE DRIVEWAY FROM THE NORTH RIGHT OF WAY OF THE CRYSTAL RIDGE ROAD TO THE NORTH LINE OF THE NORTHWEST QUARTER OF SOUTHEAST QUARTER, SECTION 11, TOWNSHIP 14 NORTH, RANGE 13 EAST, RUNNING FROM SAID ROAD RIGHT OF WAY IN A NORTHERLY DIRECTION THIRTY (30) FEET IN WIDTH ALONG AND INCOMPASSING SAID EXISTING DRIVEWAY APPROXIMATELY BOO FEET TO NORTH LINE OF SAID NORTHWEST QUARTER OF SOUTHEAST QUARTER OF SECTION 11, TOWNSHIP 14 NORTH, RANGE 13 EAST, WINSTON COUNTY, MISSISSIPPI, ADJACENT TO THE SOUTHWEST CORNER OF PROPERTY DESCRIBED IN BOOK 216, PAGE 508
PROPERTY ADDRESS: The street address of the property is believed to be 2711 CRYSTAL RIDGE RD, LOUISVILLE, MS 39339. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
