WHEREAS, Anthony Hickman executed a certain Deed of Trust to Taylor Tucker as Trustee for the use and benefit of Joyce E. Springer and Ann Covington, dated March 31, 2017 for the principal amount of $115,000.00, filed for record in the Land Records located in the Office of the Chancery Clerk of Winston County, Mississippi on April 4, 2017, in Book 717 at Page 442; and
WHEREAS, said default is continuing, the undersigned, Joyce E. Springer and the Estate of Ann Covington, as current and present owners of said Deed of Trust, have elected to declare the entire indebtedness secured by said Deed of Trust due and payable as provided for therein; and
WHEREAS, said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in said Deed of Trust, and Joyce E. Springer and the Estate of Ann Covington, pursuant to said Deed of Trust, substituted Jason E. Sharp as Trustee in the place of the original Trustee, by written instrument dated November 11, 2023, and filed for record in the office of the Chancery Clerk of Winston County, Mississippi, on November 21, 2023, and recorded in said office in Book 5 at Page 165; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set out in the above described Deed of Trust and the said Substituted Trustee having been requested and directed by Joyce E. Springer and the Estate of Ann Covington to execute the trust; and in strict accordance with the Deed of Trust aforesaid and the Laws of Sale of the State of Mississippi, the dates for publication of this Substitute Trustee’s Notice of Sale in the Winston County Journal, a newspaper published in the City of Louisville, Winston County, Mississippi, having been set at the following, to wit: December 8, 2023, December 15, 2023, December 22, 2023 and December 29, 2023. Notice is hereby given that I will, on January 3, 2024, during the legal hours, which are between the hours of 11:00 a.m. and 4:00 p.m. at the north front door of the Winston County Courthouse in the City of Louisville, Mississippi, offer for sale, at public auction and sell to the highest and best bidder for cash, the following described real property lying and being in Winston County, State of Mississippi, and being more particularly described as follows:
115 Feet off the entire South end of Lot 9, of Block 4, of the Southeast Square of the Town of Louisville, Mississippi, according to the original map a survey of the Town of Louisville, Mississippi, on file in the Chancery Clerk’s Office of Winston County, Mississippi; said lot being a part of Section 34, Township 15 North, Range 12 East, Winston County, Mississippi.
