SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on January 12, 2005, Chad Austin Cheatham executed a Deed of Trust to Jay Morris, Trustee for the benefit of JPMorgan Chase Bank, N.A., which is recorded in Book 589 Page 238 in the office of the Chancery Clerk of Winston County, Mississippi; and
WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and
WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, JPMorgan Chase Bank, N.A., has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees, and expense of sale.
NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on November 29, 2023, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the north front door of the Winston County Courthouse in Louisville, Mississippi, the following described property together with all improvements thereon situated in Winston County, Mississippi:
Begin at the Southeast Corner of the NW 1/4 of the NE 1/4, Section 11, Township 14 North, Range 12 East, run West 194.5 feet, more or less, to a point on the South and West right of way boundary of Highway Number 397, said point being the point of beginning of plot herein described. From the above described point of beginning, continue West along the South line of the NW ¼ of the NE ¼, 186 feet to the East boundary of Estes Road; thence run North 22 degrees 15 minutes East along said right of way boundary 186 feet to the South and West boundary of Highway 397; thence run South 39 degrees 11 minutes East along said Highway 397 right of way boundary 201 feet to point of beginning. Lying in the NW 1/4 of the NE 1/4 of Section 11, Township 14 North, Range 12 East.
UNDERWOOD LAW FIRM PLLC will convey only such title as is vested in it as Substituted Trustee.
