WHEREAS, on 23rd day of March, 2018, SUSAN DEMPSEY DBA: THE SHIRT SHOPPE executed a Deed of Trust to Robert Thomas, Trustee, in the principal amount of ONE HUNDRED TWENTY FIVE THOUSAND SEVEN HUNDRED FORTY SEVEN AND 22/100 DOLLARS ($125,747.22), same being payable in twenty three (23) regular payments of Nine Hundred Sixty Eight and 82/100 Dollars ($968.82), and one irregular payment estimated at Fifty One Hundred Twenty Four Thousand Nine Hundred Seventy One and 03/100 Dollars ($124,971.03), with the first payment being due on April 30, 2020 and continuing on the same day of each year thereafter, with a final payment due on March 30, 2022; or until paid in full as set out in the Deed of Trust aforesaid, which is of record in Trust Book 726, Page 13 in the Chancery Clerk’s Office of Winston County, Mississippi; and modified in Modification of Deed of Trust of record in Trust Book 744, Page 225; also referenced in Assignment of Rents of record in Trust Book 744, Page 233; and
WHEREAS, on the 22nd day of April, 2021, THE CITIZENS BANK OF PHILADELPHIA, did execute a Substitution of Trustee, naming ZACHARY A. MADISON as Substituted Trustee, which substitution is recorded in Book 5, Page 1, in the Office of the Chancery Clerk of Winston County, Mississippi; and
