You have been made a Respondent in the suit filed in this Court by the Webster County Department of Child Protection Services, by Andrea A. Sanders, and Hunter Allen Brown, minor, seeking to terminate your parental rights as those rights relate to said minor and demanding that the full custody, control, and authority to act on behalf of said minor be placed with the Webster County Department of Child Protection Services.

ADVERTISEMENT FOR BIDS FOR COUNTY DEPOSITORY
Notice is hereby given to all banks in Webster County, Mississippi, that the Board of
Supervisors of Webster County, Mississippi, will receive sealed bids or proposals from the said
banks up until the hour of 9:00 o’clock A. M., December 4, 2023, for the privilege of keeping
the county’s funds or any part thereof for the calendar years of 2024 and 2025 pursuant to
§27-105-305, and §27-105-303, of the Mississippi Code of 1972 as amended.
As per §27-105-5 and §27-105-315 of the Mississippi Code Annotated, the depository will be
required to have securities pledged in the amount of 105% of the maximum sum to be placed on deposit at any one time, exclusive of that portion insured by FDIC. The bids or proposals must designate the kinds of securities as authorized by laws which bidder proposed to offer and give as security for said funds and the rate of interest that will be paid each month on the average monthly balance, and what charges will be made, if any, for checks, deposit slips or otherwise. All bids or proposals must be filed with clerk of the board of supervisors at his office in the Webster County Courthouse in Walthall, Mississippi, on or before 9:00 o’clock A.M., December 4, 2023

SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on or about October 26, 2020, Robert Douglas Oats and Cherraye Devone Oats, a married couple, executed a Deed of Trust to Tim Williams, Trustee for the benefit of 21st Mortgage Corporation, as recorded in the office of the Chancery Clerk of Webster County, Mississippi, in Book 2020 at Page 638, reference to which is hereby made; and,
WHEREAS, on or about February 15, 2022, an Affidavit of Scrivener’s Errors was recorded in Book 2022 at Page 86 in the office of the Chancery Clerk aforesaid, to correct an error in the legal description found in the Deed of Trust recorded in Book 2020 at Page 638; and,
WHEREAS, said 21st Mortgage Corporation, under the power granted to it in said Deed of Trust, by instrument dated January 27, 2022, duly spread upon the record and recorded in Book 2022 at Page 81, in the office of the Chancery Clerk aforesaid, did substitute the undersigned Marc K. McKay in the place and stead of the original Trustee and of any other Substituted Trustee; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substituted Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust, for the purpose of raising the sums due thereunder, together with attorney’s fees, Substituted Trustee’s fees and expenses of sale;
NOW, THEREFORE, I, the undersigned Marc K. A parcel of land in the NE 1/4 of Section 30, Township 20 North, Range 11 East, Webster County, Mississippi, described as beginning at the Southeast corner of all that part of the W 1/2 of the W 1/2 of the NE 1/4 of said Section which lies North of the Maben-Walthall Public Road, and run West along the North right-of-way line of said road a distance of 672 feet to the Point of Beginning for this parcel, (being the Southwest corner of that certain parcel of land conveyed to Robert L. Hodges and Alice R. Hodges by Ophilia Holland by Warranty Deed dated February 15, 1979 and recorded in Book 84 at Page 274 of the Land Deed Records of Webster County, Mississippi); run thence North a distance of 420 feet; run thence East 225 feet; run thence South 420 feet to the North right-of-way line of the above mentioned road; run thence West along said right-of-way a distance of 225 feet to the Point of Beginning.
And also a 2020 Champion Russell HS Manufactured Home with Vehicle Identification Number 020000HA002051AB
I will convey only such title as is vested in me as Substituted Trustee.
