WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated April 9, 2015, executed by STEPHANIE R. CONLEY and JOSEPH CONLEY conveying certain real property therein described to JUNE GORMAN, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR GUM TREE MORTGAGE, LLC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Webster County, Mississippi filed and recorded April 10, 2015, in Deed Book 2015, Page 170; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to FREEDOM MORTGAGE CORPORATION; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 18, 2023 within the lawful hours of sale between 11:00AM and 4:00PM at the east door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Webster County, Mississippi, to wit:
A PARCEL OF LAND DESCRIBED AS BEGINNING AT THE POINT WHERE THE EAST LINE OF ALLEN STREET INTERSECTS THE NORTH LINE OF ADAMS EXTENDED AND RUN THENCE NORTHEAST ALONG THE NORTH SIDE OF ADAMS AVENUE EXTENDED A DISTANCE OF 420 FEET TO THE POINT OF BEGINNING FOR THE PROPERTY CONVEYED HEREBY; THENCE RUN SOUTHWEST ALONG THE SAID NORTH SIDE OF ADAMS AVENUE EXTENDED A DISTANCE OF 145 FEET; THENCE WEST 191 FEET TO THE EAST SIDE OF ALLEN STREET; THENCE NORTH ALONG THE EAST SIDE OF ALLEN STREET 363 FEET; THENCE IN A SOUTHEASTERLY DIRECTION TO THE POINT OF BEGINNING, SAID PROPERTY BEING IN THE EAST HALF SOUTHWEST QUARTER OF SECTION 5, TOWNSHIP 19 NORTH, RANGE 10 EAST. LESS AND EXCEPT A PARCEL OF LAND DESCRIBED AS BEGINNING AT THE POINT WHERE THE EAST LINE OF ALLEN STREET INTERSECTS THE NORTH LINE OF ADAMS AVENUE EXTENDED, AND RUNNING THENCE NORTHEAST ALONG THE NORTH SIDE OF ADAMS AVENUE EXTENDED A DISTANCE OF 420 FEET, THE POINT OF BEGINNING FOR THE DESCRIPTION OF THIS EXCEPTED PARCEL OF LAND; THENCE SOUTHWESTERLY ALONG THE NORTH SIDE OF ADAMS AVENUE A DISTANCE OF 40 FEET; THENCE NORTH 50 DEGREES WEST 197 FEET; THENCE NORTH 20 DEGREES EAST 32 FEET; THENCE IN A SOUTHEASTERLY DIRECTION TO THE POINT OF BEGINNING.
PROPERTY ADDRESS: The street address of the property is believed to be 1193 ADAMS AVE, EUPORA, MS 39744. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.

Whereas, on May 21, 2021 Connie Odom and Jeremy Odom executed a Deed of Trust to J. Lane Greenlee as Trustee for the use and benefit of Bank of Kilmichael, beneficiary, which said Deed of Trust is of record in Deed of Trust Book 2021 at Page 394, and Deed of Trust Book 2021 at page 49 in the office of the Chancery Clerk in and for Webster County, Mississippi, and
WHEREAS, by instrument dated August 16, 2023, Kevin Null was substituted in the place and stead of J. Lane Greenlee as Trustee by instrument executed by Bank of Kilmichael said instrument being recorded in Land Deed of Trust Book 2023 at page 411, and
WHEREAS, default has been made in the payment of such sums secured by said Deed of Trust and the said Bank of Kilmichael being the holder of such indebtedness and the Deed of Trust, has made demand on said debtor for the payment of such sums secured by said Deed of Trust, and default has been made in the payment of such sums secured by said Deed of Trust whereupon the undersigned Substituted Trustee has been requested and ordered by said Bank of Kilmichael, to proceed in the manner provided therein and to foreclose the said Deed of Trust.

I, the undersigned Substituted Trustee, will convey only such title as is vested in me as Substituted Trustee, and such title as I am authorized to convey by virtue of the above described Deed of Trust and the appointment of Trustee.
