WHEREAS, on the 20th day of August, 2007, John Wesley Loggins, an unmarried man, executed and delivered a certain Deed of Trust unto Recontrust Company, N.A., Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Countrywide Bank, FSB, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Webster County, Mississippi in Book 232 at Page 96; and
WHEREAS, on the 14th day of February 2023, Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Countrywide Bank, FSB, assigned said Deed of Trust unto FirstKey Master Funding 2021-A Collateral Trust, U.S. Bank Trust National Association as Collateral Trust Trustee, by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 2023 at Page 82; and
WHEREAS, on the 30th day of March 2023 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in DT Book 2023 at Page 151; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 23rd day of June, 2023, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the on the steps of the east facing front door at 6333 MS Hwy 9 at Walthall, Mississippi, for cash to the highest bidder, the following described land and property situated in Webster County, Mississippi, to-wit:

A parcel of land located in Section 29, Township 20 North, Range 10 East, and described as: Beginning at the Southwest corner of the Northwest Quarter of the Southwest Quarter of said Section 29 and running thence East a distance of 735 feet to the Point of Beginning for the parcel herein described; thence North a distance of 195 feet to the South right of way of a road; thence West along the South right of way of said road a distance of 316 feet; thence South a distance of 192 feet; thence East a distance of 304 feet to the Point of Beginning. With the appurtenances thereto.

That no other person or persons other than those mentioned by specific name owns any right, title, or interest to the property of the decedent; or,
Such other disposition of the preceding issues as shown proper upon hearing of the issues by the court.

SEALED BIDS WILL BE RECEIVED BY WEBSTER COUNTY SCHOOL DISTRICT, HEREAFTER REFERRED TO AS OWNER, AT WEBSTER COUNTY SCHOOL DISTRICT SUPERINTENDENT'S OFFICE 95 CLARK AVE. EUPORA, MS 39744 UP TO 2:00 P.M. LOCAL TIME, TUESDAY, JULY 11TH 2023, FOR ALL LABOR, EQUIPMENT, AND MATERIALS (AS SPECIFIED) FOR WEBSTER CO SCHOOL ADMINISTRATION BUILDING RENOVATION PROJECT. BIDS WILL BE OPENED AND READ ALOUD AT THE CLOSING OF THE BID PERIOD IN THE CONFERENCE ROOM.
Principal items of work include cleaning and painting the building in its entirety, selective wood window restoration, and plaster repairs.
The above general outline of features of the work does not in any way limit the responsibility of the Contractor to perform all work and furnish all labor, equipment and materials required by the specifications and the drawings referred to therein.
Contract time shall be ninety (90) consecutive calendar days from the effective date shown in the Notice to Proceed. See Sequence of work.
Bidder must be qualified under Mississippi Law and show current Certificate of Responsibility issued by the Mississippi State Board of Public Contractors establishing their classification as to the value and type of construction on which they are authorized to bid. Bids shall show the Contractor’s Certificate of Responsibility Number on the Bid envelope.
Bids must be submitted in duplicate on the form included in the Project Manual and must be accompanied by a bid guarantee of at least five percent (5%) of the bid. Bidders shall also submit a current financial statement, if requested, by the Owner. The successful bidder will be required to furnish a Payment Bond and Performance Bond in the amount of one-hundred percent (100%) of the contract amount. No proposals may be withdrawn after the scheduled closing time.
Awarding public contracts to non-resident bidders will be on the same basis as the non-resident bidder’s state awards contracts to Mississippi Contractors bidding under similar circumstances.
