SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on May 11, 2015, Roy Lee Fuller, a married man, and Ivy Janelle Fuller, a non-borrowing spouse executed a certain deed of trust to FNC Title Services, LLC - MD, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for American Advisors Group, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Webster County, State of Mississippi in Book 2015 at Page 263; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated November 21, 2023 and recorded in the aforesaid Chancery Clerk's Office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on January 24, 2024 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Webster County, located at 6333 Highway 9, Suite 123, Walthall, MS 39771, to the highest and best bidder for cash or certified funds the following described property situated in Webster County, State of Mississippi, to-wit:
THE FOLLOWING DESCRIBED PROPERTY, TOGETHER WITH ALL IMPROVEMENTS THEREON AND APPURTENANCES THEREUNTO BELONGING, SITUATED IN COUNTY OF WEBSTER, STATE OF MISSISSIPPI, TO WIT:
ONE ACRE, MORE OR LESS, COMMENCING AT A POINT 30 FEET NORTH OF THE SOUTH LINE OF SECTION 26, TOWNSHIP 20 NORTH, RANGE 11 EAST AND MEASURED ALONG THE EAST SIDE OF THE MATHISTON-CLARKSON PAVED ROAD RIGHT OF WAY AND RUNNING THENCE NORTH ALONG SAID RIGHT OF WAY 209 FEET, THENCE EAST 209 FEET, THENCE SOUTH 209 FEET AND THENCE WEST 209 FEET TO POINT OF BEGINNING; ALL SITUATED AND BEING A PART OF THE SOUTHWEST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 26, TOWNSHIP 20 NORTH, RANGE 11 EAST. LESS AND EXCEPT ONE HALF (1/2) INTEREST IN AND TO ALL THE OIL, GAS, AND OTHER MINERALS IN, ON OR UNDER THE ABOVE DESCRIBED LAND.
BEING the same property conveyed to Roy Lee Fuller and wife Ivy Janelle O. Fuller by Warranty Deed from Ivy Janelle Odom Fuller, dated August 31, 1998 and recorded September 11, 1998 at Book 138, Page 213.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

Letters Testamentary have been granted and issued to Cheri Yvonne Dewberry Kelly and Hugh Gibson, Co-Executors of the Estate of MARILYNN YVONNE PETTY DEWBERRY, deceased, by the Chancery Court of Webster County, Mississippi, on the 6th day of December, 2023. This is to give notice to all persons having claims against said estate to Probate and Register same with the Chancery Clerk of Webster County, Mississippi, within ninety (90) days from the first date of publication. A failure to so Probate and Register said claim will forever bar the same.
