SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on December 23, 2013, Roy M. Smith and Patricia B. Smith, husband and wife executed a certain deed of trust to Michael Lyon, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for One Reverse Mortgage, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Webster County, State of Mississippi in Book 2014 at Page 45; and
WHEREAS, American Advisors Group has heretofore substituted LLG MS LLC as Trustee by instrument dated January 13, 2022; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, American Advisors Group, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on March 9, 2022 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Webster County, located at 24 East Fox Avenue, Eupora, MS 39744, to the highest and best bidder for cash or certified funds the following described property situated in Webster County, State of Mississippi, to-wit:
Commencing at a point in the West right of way of the Kilpatrick public road 25.0 feet West of centerline where same is intersected by the North line of the North 1/2 of the NW 1/4 of said Section 32; thence South 40 degrees 57 minutes East 226.20 feet along the West right of way of said road; thence South 45 degrees 03 minutes East 169.00 feet along the West right of way of said road and the point of beginning for this parcel; thence South 50 degrees, 09 minutes East 173.38 feet along the West right of way of said road to the intersection of the West right of way of Highway 9; thence South 20 degrees, 53 minutes East 40.20 feet along the West right of way of said Highway; thence south 85 degrees, 53 minutes, 35 seconds West 83.306 feet; thence South 57 degrees, 40 minutes West 437.641 feet; thence North 32 degrees, 20 minutes West 330.0 feet; thence North 57 degrees, 40 minutes East 164.77 feet thence South 32 degrees, 20 minutes East 164.854 feet; thence North 57 degrees, 40 minutes East 301.202 feet to the point of beginning, containing 2.526 acres, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.

The Bid Bond, if used, shall be payable to the Owner.
Bids on the Project must be received on or before the period scheduled for the Project and no bid withdrawn after the scheduled closing time for the Project for a period of forty-five (45) days.
All bids submitted in excess of $50,000.00 by a Prime or Subcontractor to do any erection, building, construction, repair, maintenance, or related work must comply with the Mississippi Contractors Act of 1985, by securing a Certificate of Responsibility from the State Board of Contractors. Each bid, exceeding $5,000.00, must be accompanied by the Bidder's certified check or a bid bond, duly executed by the Bidder as principal and having surety thereon, a surety company approved by the Owner and signed by an agent, regularly commissioned and licensed to transact business in Mississippi, in the amount of five percent of the bid. All bid bonds must be accompanied by the appropriate Power of Attorney. No Power of Attorney is necessary with a certified check.
The Owner reserves the right to reject any and all bids on any or all projects and to waive informalities.

Letters Testamentary have been granted and issued to the undersigned upon the Estate of Clifford Carroll Hemphill, also known as Carroll Hemphill and C. C. Hemphill, deceased, by the Chancery Court of Webster County, Mississippi, on the 13th day of January 2022. This is to give notice to all persons having a claim against said estate to Probate and Register same with the Chancery Clerk of Webster County, Mississippi, within ninety (90) days from the first publication date of this Notice to Creditors. A failure to so Probate and Register a claim will forever bar that claim.
