This building is 16,965 sq. ft and located on +/- 3 acres of property. If you would like to tour the building and property, please call Town Hall and speak with the Town Clerk to set up an appointment. The Mayor and Board of Aldermen reserves the right to reject any and all bids received, or to accept any bids which is deemed most favorable to the Town of Ackerman. SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 28, 2010, Merry B. Maness and James Wilbur Maness, wife and husband executed a certain deed of trust to Denise McLaurin, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Regions Bank d/b/a Regions Mortgage, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Choctaw County, State of Mississippi in Book 188 at Page 414; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated March 2, 2022 and recorded in the aforesaid Chancery Clerk's Office in Book 235 at Page 474; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank d/b/a Regions Mortgage, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on April 27, 2022 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main Front Door of the County Courthouse of Choctaw County, located at 22 East Quinn Street, Ackerman, MS 39735, to the highest and best bidder for cash or certified funds the following described property situated in Choctaw County, State of Mississippi, to-wit:
Lot 6 of the Northside Subdivision in the Town of Ackerman, Mississippi, as shown by Plat of same on file in the Municipal Plat Book in the office of the Chancery Clerk in and for Choctaw County, Mississippi, together with all buildings and improvements situated thereon.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
