SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on February 27, 2018, Emma L. Dodd-Jones, Married & Charles R. Jones, Married executed a deed of trust for the benefit of Ditech Financial LLC, which deed of trust was recorded on March 19, 2018, in Book 215, Page 698 in the office of the Chancery Clerk of Choctaw County, Mississippi; and Said Deed of Trust was last sold, assigned and transferred to U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, successor by merger to First Union National Bank as Trustee, for Mid-State Trust X by assignment recorded in Book 222, Page 87 in the office of the Chancery Clerk, Choctaw County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLC as Trustee, as authorized by the terms thereof, by instrument recorded on August 10, 2020, and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 229, Page 351, prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, successor by merger to First Union National Bank as Trustee, for Mid-State Trust X, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee’s fees and expenses of sale;
THEREFORE, on January 12, 2022, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the North front door of the Choctaw County Courthouse in Ackerman, Mississippi, the following described land, property and improvements lying and being situate in Choctaw County, Mississippi, to-wit:
Beginning at that point where the Southern right of way boundary of the public gravel road intersects the Eastern boundary of the Northeast of the Southwest Quarter of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, which said point is marked by a fence corner run thence South 81 degrees 15 minutes West along the said Southern right of way boundary of said gravel road for a distance of 264 feet to a stake on the said Southern boundary of said public gravel road. ’Which point is the Northwest corner and the point of beginning of this description of the parcel of land herein conveyed; thence from said point of beginning go South for a distance of 208.7 feet, and corner, thence run East parallel with the South right of way of the public gravel road there situated a distance of 208.7 feet, and corner; thence run North 208.7 feet to the South boundary line of said public gravel road there situated, and corner, thence run West along the South boundary line of said public gravel road a distance of 208.7 feet to the point of beginning. ’All being a part of the East half of the Northeast Quarter of the Southwest Quarter of Section 26, Township 17 North, Range 9 East, Choctaw County, Mississippi, containing 1.0 acres, more or less.
I WILL CONVEY only such title as is vested in the Substitute Trustee.

Timber bids
Choctaw County School District is seeking sealed bids on timber removal from the Tom Glascow Park property in Ackerman, MS owned by Choctaw County School District. All marketable timber is to be removed and sold with tops piled and all other trees and brush should be cut and piled. Bids should include the price per ton per timber log type as well as the estimated tonnage of each with a total estimated price. Payments will be made directly to Choctaw County School District. Bids are due and will be opened January 11, 2022, at 10:00 am in the Choctaw County School District Board Room. Bids should be delivered to Choctaw County Department of Education, PO Box 398, 19 E. Main St. Ackerman, MS 39735 by January 11, 2022, at 10:00am. All bids should be clearly marked “Tom Glascow Park Timber Sale”. Choctaw County School District reserves the right to reject any and all bids. Project must be completed by May 15, 2022.
