TO: ALL PERSONS, CITIZENS, RESIDENTS, AND PROPERTY OWNERS
Notice is hereby given that the Town of Ackerman, Choctaw County, Mississippi, in Cause No. 2022-12, filed a Petition in the Chancery Court of Choctaw County for the extension of the boundaries of said Town. Notice is here and now given that the enlargement of said municipality embraces the following described property:
Proposed Annexed Area:
Commencing at the Southeast corner of Section 20, Township 17 North, Range 11 East, Choctaw County, Mississippi, said point being occupied by a found ½ inch diameter iron rebar; thence North 2647.77 feet a point; thence West 2633.51 feet to a point on the East right-of-way boundary of Mississippi Highway No. 759, said point being occupied by a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024” and being the POINT OF BEGINNING of the parcel herein described:
From the described POINT OF BEGINNING, proceed North 89 degrees 51 minutes West 60.07 feet along the south boundary of the Northwest Quarter of Section 20 to a ½ inch diameter iron rebar found on the West right-of-way boundary of Mississippi Highway No. 759 (College Street; 60 foot total right-of-way width); thence North 89 degrees 51 minutes West 1286.73 feet along the south boundary of the Northwest Quarter of Section 20 to a found ½ inch diameter iron rebar; thence North 00 degrees 16 minutes East 442.16 feet along the West Boundary of the Southeast Quarter of the Northwest Quarter of said Section 20 to a found ½ inch diameter iron rebar on the South Right-of-way boundary of Mississippi Highway No. 12 (50 feet from centerline); thence North 00 degrees 00 minutes West 114.12 feet to a found ½” diameter-headed nail in a root of a 58” diameter sweetgum tree, on west side of said tree, located on the North Right-of-way of Mississippi Highway No. 12 (50 feet from centerline) at a point on a curve having a radius of 5679.58 feet and a delta angle of 17 degrees 03 minutes 03 seconds; thence curving to the left in a Northeasterly direction for an arc length of 1690.20 feet along said North right-of-way boundary of Mississippi Highway No. 12 to the point of tangency of said right-of-way and a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024” , said arc being subtended by a chord bearing North 52 degrees 23 minutes East 1,683.97 feet; thence North 46 degrees 08 minutes West 10.00 feet to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024” on the North right-of-way boundary (60 feet from centerline) of said Mississippi Hwy No. 12; thence North 43 degrees 52 minutes East 285.50 feet along the North right-of-way boundary of Hwy 12 to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024”; thence South 46 degrees 08 minutes East 110.00 feet to the South right-of-way of Mississippi Highway No. 12 (50 feet from centerline) to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024”; thence South 43 degrees 52 minutes West 284.45 feet along said South right-of-way of HWY 12 to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024” at said right-of-way’s intersection with the East right-of-way of Mississippi Highway No. 759 (College Street; 30 feet from centerline of Mississippi Highway No. 759; said road having a total right-of-way width of 60 feet) and the point on a curve having a radius of 1402.36 feet and a delta angle of 27 degrees 44 minutes 32 seconds, thence curving to the left in a Southwesterly direction for an arc length of 679.01 feet along said East right-of-way boundary of Mississippi Highway No. 759 to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024” at the point of tangency of said right-of-way, said arc being subtended by a chord bearing South 09 degrees 58 minutes West 672.39 feet; thence South 04 degrees 25 minutes East 483.81 feet along the East right-of-way of said Mississippi Highway No. 759 to a ½ inch diameter iron rebar with a blue plastic cap stamped “CES, INC S00000024”; thence South 02 degrees 37 minutes East 374.88 feet along the East right-of-way of said Mississippi Highway No. 759 to the POINT OF BEGINNING.
Said area contains 31.54 acres and is located part in the Southeast Quarter of the Northwest Quarter, part in the Northeast Quarter of the Northwest Quarter, part in the Northwest Quarter of the Northeast Quarter, and part in the Southwest Quarter of the Northeast Quarter, all in Section 20, Township 17 North, Range 11 East, Choctaw County, Mississippi.
All of the above described property lying and being situated in Choctaw County, Mississippi.
You are hereby notified that on the 12th day of April,2022, at 9:00 o'clock A.M., the Chancellor will hear said Petition at the Choctaw County Courthouse in the Town of Ackerman, Mississippi, and all persons and parties interested in, affected by, having objections to, or being aggrieved by the proposed enlargement shall be present at said hearing and present their objections to the proposed enlargement.
